BREIS serves owners of income-producing properties: owners of office buildings, retail centers, industrial properties, multi-family properties and development opportunities. BREIS assists in creating and strives to execute the owner’s strategic plan. Specific services include investment sale, property re-capitalization, landlord leasing representation, receivership responsibilities, and property management. More general services include providing opinions of value, identifying and evaluating competing properties, market analysis, debt and equity analysis. Industry standard tools used by BREIS include Argus, Skyline, Costar and Loopnet.
BREIS’ experience is best exemplified by a total completed transaction value to date in excess of $715,000,000. Although including a few multiple property transactions, by far the majority were single property transactions involving exclusive representation.
BREIS is experienced in exclusively representing investment property owners in the sale of their property. BREIS creates a complete, attractive, professional offering Memorandum, designed to confidently state and defend the ask price. With a proprietary buyer data base, BREIS generates buyer interest, qualifies buyers’ motivations, creates a bidding environment and is prepared to negotiate all aspects of real and perceived value on behalf of BREIS’ client. BREIS will negotiate price and terms, financing, partnership differences, due diligence process and, as importantly, the time line. Our goal is to close the sale at the highest net price to the seller in the shortest time frame.
BREIS is experienced in sourcing, negotiating, and closing transactions providing new equity for a property owner whereby the owner remains in some form of ownership of the property. This is advantageous when the current market value is significantly below an existing ballooning loan creating a refinancing shortfall or in cases where ownership has equity but capital improvements, tenant improvements or leasing commissions require more cash than ownership can afford.
BREIS represents owners of office properties in leasing. BREIS will represent select properties that do not create direct competition with existing leasing assignments. BREIS prefers working with owners that appreciate a team approach that provides a coordinated response to prospective tenants whereby they see a serving attitude to accommodating their property showing schedule, a quick submission of a proposal that includes a confidential internal present value valuation analysis that ownership has approved and includes reliable tenant improvement cost estimates.
BREIS provides receivership and property management services. The services include tenant relations, CAM reconciliations, monthly financial operating reports, court appearances, valuation opinions, capital improvement recommendations and completion, real estate tax analysis, and utility purchasing to name a few.
